A mediocre but useful summary

While I found this a useful and interesting book, I'm baffled by the number of gushing 5-star reviews. As you begin to read, you may wonder whether this is a self-help book masquerading as a book about commercial real estate, or vice versa. Coppola's checklists are unaccountably presented in the form of "9 weeks to buying commercial real estate." My guess is that some editor grafted that on to the author's original notes, at least it feels that way to me. Some of the checklists are presented with virtually no explanation (e.g. how to compute replacement cost). And while the details may indeed be out of scope for such an introductory text, the author might at least explain the items on his list. Especially in the early chapters, the author (or the editor) spends considerable time bragging about his various achievements, athletic and otherwise, which I suppose is intended to burnish his credentials as a winner. And no doubt Coppola is every bit of that, but I just found the self-promotion tiresome.
Notwithstanding my complaints, the book does indeed present a helpful outline of the process of finding and purchasing commercial real estate. I certainly learned a lot and will refer to some the author's checklists again in the future. It's not an expensive book and it's an easy read. It was well worth my time and a few dollars.
But immediately after "How to Win ...", I read James A. Randel's "Confessions of Real Estate Entrepreneur", which I found much more interesting, entertaining and inspiring.

Wish this book had been out in 1978

This is a very clear, accurate and useful guide to commercial property investment. I have been an investment broker for over 12 years, then national director of investment sales for a national firm and finally sole shareholder of a commercial real estate investment firm with over $1.3 billion in acquisitions and development. This work is the best I've come across in all these years in the business. I bought a copy for my oldest son because I think it will give him a strong basis for his own portfolio growth.
